A five-step process from first conversation to key handoff. Straightforward, transparent, and built around direct communication with the builder at every stage.
Discover
Week 1–2The first conversation is about fit. We talk about how you live, what you're looking for, your timeline, and your budget. This is a two-way conversation — you are evaluating us as much as we are understanding your needs.
Most buyers come to us with a general sense of what they want but haven't put numbers on it. We help you think through floor plan preferences, community options, and realistic pricing in the first session. There is no obligation and no sales pitch.
Design
Week 2–6Choose your lot and floor plan. If you're building in one of our communities, we walk the available lots with you. If you have land, we review site conditions together.
Once the lot and plan are locked, we finalize any structural modifications — room sizes, window placements, garage orientation. Structural changes after this point become expensive, so we make sure to get this right.
Select
Week 4–8All finish selections are made in a series of design center appointments. Flooring, cabinetry, countertops, fixture packages, interior and exterior colors — you choose everything.
Most buyers complete selections in 2–4 sessions. Our design team guides you through what works well together and flags combinations that tend to date quickly. The goal is a home that looks right in 20 years, not just on delivery day.
Build
4–8 monthsOnce permits are pulled, construction begins. In Mid-Michigan, weather affects the early phases — we build realistic schedules that account for it rather than promising dates we can't keep.
Key milestones include: foundation and framing, mechanical rough-in (plumbing, electrical, HVAC), insulation and drywall, trim and cabinetry, finish work. We invite you to site visits at framing, after mechanical rough-in, and at the pre-drywall walkthrough.
Move In
Closing dayThe final walkthrough happens 2–3 days before closing. You walk the home with your project manager, document any punch-list items, and confirm everything is as specified.
At close, you receive your keys, your warranty documentation, and your utility transfer information. Punch-list items documented at walkthrough are resolved within 30 days. The warranty service team is available for the duration of your warranty period.
